Staging
As most buyers typically start their searches online, the images of your listing are invaluable. A well-staged home will stand out, get prospective buyers excited and draw more inquiries and traffic to your property.
We will start with a site visit - for us, there is nothing like experiencing the property, measuring any tight spaces and getting familiar with the nooks and crannies. Then we curate a timeless, classic, design that will not only speak to the desired demographic, but appeal to a broader range of buyers. Our goal is to always create that WOW experience from the moment they walk through the door. Remember you only get one chance to make a first impression, so let’s make it a fabulous one!
While no two stagings are truly alike, most will fall into one of three categories: unoccupied/vacant, unoccupied/partially furnished and seller occupied. Within these categories there can be many different scenarios. Does the property need a deep cleaning, new paint, replacing of dated or broken fixtures, updating of hardware? Is it a vacant new, or renovated space just waiting to be staged for sale? Each property is assessed individually, taking into account the sellers budget and prioritizing what needs to be done, and what could be done if the budget allows, and then we get to work!
UNOCCUPIED/VACANT
Putting a vacant home on the market, as great as the home may be, can be confusing to buyers. The space typically feels cold and impersonal, the exact opposite of what you want prospective buyers to experience. With no furnishings there is no spacial perspective to gauge the actual size of the room or what they will be able to fit (this is where ‘virtual stagings’ really fail) leaving them with more questions than answers. A well staged home is warm, inviting and emotional, giving the prospective buyers a glimpse of the possibilities and allows them to see your property as their future home.
UNOCCUPIED/PARTIALLY FURNISHED
What happens if you have to pack up and move before your property has sold? You have a few pieces of furniture you will be replacing in your new home and would rather leave to use in the staging, is that ok? Yes, and no. If there are any furnishings that we can easily incorporate into the design, absolutely! Our goal is to always help you to keep staging costs down. But if the items are dated, threadbare, loudly patterned etc, then we are just defeating the purpose of staging.
It is always best if we have the opportunity to view any items before they are left and decide which pieces can be incorporated. But if we do not have the chance to select usable items before your head out, then we do our best to work with whatever remains, and arrange to remove all that will not. Remember, we are going for a WOW, not a HUH?
SELLER OCCUPIED
While preparing the home you currently reside in for sale may have its challenges, it can also be a wonderful opportunity to begin preparing and packing up for your eventual move. Again, as each individual home will have their own unique issues to address, we will assess those concerns and prioritize the importance of each improvement, all while working within your budget. Is a new paint job warranted? Removal of excess or over-sized furniture for donation, storage, or decluttering?
